Exclusive Tuscany holiday villa
The villa is located at the crosslines of the provinces of Pisa, Siena and Florence in short distance to the historical places of San Gimignano and Volterra, close also to Lajatico with Andrea Bocelli's Teatro del Silenzio.
Original components like terracotta floors, chestnut beams and stone walls intensify the modern restoration and create a comfortable integrated whole.
The house presents itself with width and height, with an elegant living assembly in front of the open fire place and an open dining area with country style furniture. Adjacent to this the compact, elegant and very well equipped kitchen with direct exit to the covered terrace. Here you will find table, chairs and armchairs. A bedroom with ensuite bath-room and again exit to the terrace plus a separate bath-room with shower.
About the Villa
A stone staircase with forged iron handrail leads up to the first floor with its 3 bedrooms - here again the wideness will impress. The three upstairs bedrooms are bright and elegant, forged iron in harmony with old cobblestone accentuating this villa's country house style.
A spiral staircase brings you to the pigeonry, a tower on top of the roof now transformed into a cosy room with a 360° panorama view over the hilly landscape.
The external area is bounteously furnished with groups of sitting furniture and loungers, with the large terrace in front of the villa there are actually three separate outdoor areas.
Amenities
The villa offers underfloor heating and air conditioning everywhere, to be controlled in each and every rooms, plus a central audio installation with hidden loudspeakers in all rooms, an alarm system, a safe, telephone and a large covered parking area.
The pool measures 15x5 meters with a depth from 40 up to 150 cm, roman style stairs serve as access, there is also a hydro-massage area: just push one button and enjoy neck and spine massage. At the lower 40 cm kids section there is a small cascade.
At the pool there is a gazebo (with table, chairs, sofa and armchairs).
For kids you will find a swing, ping-pong table and more.

Lage
Although the Villa is situated in the open countryside there is a restaurant nearby ( just 800 m ) which you could walk to and savour traditional Tuscan cuisine.
More restaurants, a few shops, cafés, a bank, a post office, a chemist and a doctor are a few km away and at Peccioli there is a supermarket and interesting shops.
A special attraction is the "Teatro del Silenzio" amidst the softly rolling hills of the typical Tuscan landscape - just a few kilometers away next to village of Lajatico. Once per year there is a gala concert with well-known vocalist Andrea Bocelli who is also one of the founders of this unique theatre - and for the rest of the year: just silence......
